I can make the model as you want accurately and the polygons will not be more than 1000 polygon only and I will put the materials on the model as a V-Ray material. The units of the dimensions I can make it as you like (inch or Cm), and I will check the dimensions from Neufert Book. I am sure I will surprise you.
