Note that I can review my drawings until it gets the final approval from the Fairfax Country, so my budget includes reworking until the job is done. Please do not mistake rework with inaccurate job. Good evening. I would like to submit my credentials for consideration for the "Lake Braddock Community Association" solicitation. I am a civil engineer with 16 years of experience working on a wide range of civil land development projects including site plans, utility layout, drainage, etc. Based on the limited information, it appears you are looking for a basic site plan (horizontal geometry plan) showing the parking layout. A quick search in the Fairfax Code did not provide specifics on a "plat plan". Typically, a surveyor completes a plat while an engineer provides a site or "plot plan". Additional information would be helpful to determine scope of work: 1. Do you have a CAD file of boundary survey? 2. How big is the development (acres), what is the required number of spaces? 3. I assume no grading, drainage, utility design, etc. is required. If so, those can be added for additional fee. 4. Does Fairfax have a summary of all requirements for the plan? Client will provide to the Engineer. 5. Are there any special conditions that have not been provided? I would propose providing an initial concept layout for one round of review/comment by the Client. Plan would be revised for submittal to Fairfax. Client will provide the Engineer a written copy of Fairfax comments. Up to two rounds of modifications per Fairfax comments will be completed.
