I have a range of investments and a salaried job and I need a spreadsheet or other tool to help me understand when I can retire, to track my retirement funds and to allow me to make adjustments as circumstances change to ensure that my retirement spending stays on track.
My investments include rental properties, some with outstanding mortgages so I want to be able to include one off large maintenance items (kitchens refurbs etc.), mortgage repayments, the effect of selling a property at a given point to provide ongoing retirement funds.
If for example, I sold one property 5 years into retirement, then I would live off some of the released capital whilst investing the balance for an assumed return (say 3%) so I would like to be able to model the effect of that.
I also have a self-invested pension from which I can begin drawing at age 55.
I am still earning a salary and so I would like to be able to model the effect of continuing to work for different amounts of years.
I would also like to be able to model the effect of moving house as I don't envisage retiring in my current home.
Overall I need a flexible but intuitive template that would allow me to model various scenarios but allows me to visualise when I could retire on my desired income, allowing me to factor in different scenarios of future inflation, investment returns, mortgage returns etc.
