Concept plans for large family home

Site Details:
Land size 40m (north frontage) x 100m deep, on the low side of the road.
House should be set back 15 – 20m from the front and will be approximately 2m below street level.
Land slopes gently from the north-east to south-west. 5m total.

Criteria:
Single level, Open plan design with good natural light and air flow
Ceilings: 2740mm minimum; Raked or featured in living area.
7 bedrooms with walk in robes (Can all be together, or separate 4 including Master and 3 including Guest)
Master bedroom with ensuite (toilet enclosed)
Guest room with ensuite and mini kitchenette and a bench/desk
4 bathrooms (4 includes 2 ensuites);
Main bathroom to include bath and suitable for wheelchair access
1 Powder Room near main entrance
Lounge size >=45m² with built-in gas heater
Dining Table is 1.2x6m
Large Kitchen central to living areas with Butler’s Pantry
Include: large Island bench with room for 4-5 people to eat at; 2 ovens; dishwasher; microwave; cooktop; Large Fridge
Butler’s Pantry / Scullery to include: sink, extra oven and extra dishwasher, 2x extra freezers
Laundry – ideally, off butler’s pantry – not essential.
Family Room with built-in gas heater
Bar unit with sink, fridge, dishwasher, drink storage, glasses, etc – central to living areas – can adjoin kitchen, but not in kitchen working area.
Study/Home Office
Rumpus / Games Room / Children’s play room >=20m²
Wide Entrance
Wide Hallways (1500mm min)
Wide Doorways (870mm)
Adequate Linen and storage cupboards throughout.
Sliders or bifold glass doors opening to outdoor area + retractable Sliding screen door
Outdoor Alfresco/entertaining area including kitchen and BBQ, bar, fireplace or fire pit, ceiling fan, encloseable,
4 Car accommodation + Ride-on mower + workshop / storage area (Can be 2 & 2 or 3 & 1. Minimum 2 cars adjoining house.)

External requirements:
House – Classic / Traditional Style
Rendered or Brick, or combination of render, brick or stone.
Tiled Roof
Driveway either U-Shaped with 2 entrances, or Circular type with 1 entrance.
Tubular metal infill type fence & gates across front
Privacy on east, west and south sides
Gardens to be low-medium maintenance and attractive. Hedges are fine.
Back garden to be mainly large open grassed area.
As much as possible, prefer to be able to see all areas of rear garden from family area of house.
Child swings / mini-playground
Small Vegetable garden
Clothes Line, include some under covered area adjoining the house
20,000 Litre water storage

Submissions should include Floor plan, Site plan, and at least a front elevation.
Strong contestants will be given opportunity to quote project to take the winning concept to architectural design and 3D models.

    Hello! A pleasure to participate in this contest. I would like to know if I understood correctly what you need regarding toilets and bathrooms. Of the 4 master bedrooms do you need 2 with an en-suite bathroom and 2 with only a toilet? The 3 guest rooms only have 1 toilet each and then 2 full bathrooms for common use of the house? Thanks!

      Hello. Thanks for your interest and support.
      Of the 7 bedrooms, only 2 will have ensuites. (Master and 1x Guest room)
      The other 2 bathrooms are for common use.
      The Powder room will have another toilet and basin only.
      That is 5 toilets total. 4x showers. 1x Bath tub.

      Sorry, the 3D models rejected were misleading because none of them fitted the description criteria in any way. Not did any of those presenters indicate any intention of presenting anything different.

    Hello All
    Genuine interest and submissions are appreciated.
    Some additional comments for the benefit of all:
    If you google "Australian classic traditional single-story acreage house plans" or "...House Design", or any selection or combination of those search words you'll see a lot of plans and images like what is required. However, there are very few, if any, that have seven bedrooms, 4+ bathrooms, 4 car garage, and as much living space as is required.

    Preferences to note:
    - Wide frontage for more street appeal.
    - House is expected to take up most of the width across the land (East-West), but leave enough room one side for vehicular access to the back garden.
    - Bedrooms separate from main living areas
    - Bedrooms and bathrooms don't open directly off living areas
    - Back garden/yard to remain as open as possible. Swings and playground would be close to the property boundary rather than in the middle of the grassed area.
