I'm looking for a contact that is supplement to the deed, one that would be effective in the court of law (USA, New York) if the need ever arises. Two apartments were purchased on the name of Party A, but were effectively paid for with the money of Party B. This was done for whatever reason, but must be outlined in the contract that would be used in court if ever needed.
